Terms and Conditions

1. Acceptance of Terms

By inquiring, applying for, or renting any apartment or room at 4827 N Ashland Ave, Chicago, IL, 60640, you agree to be bound by these Terms and Conditions. These terms apply to all tenants, applicants, and visitors.

2. Eligibility

Applicants must be:

  • At least 18 years of age

  • Able to provide valid identification

  • Willing to undergo background and income verification (if required)

  • Able to pay rent and deposits on time

We reserve the right to accept or deny any application based on rental criteria.

3. Lease Terms

  • Units may be rented daily, monthly, or on a short-term basis, depending on availability.

  • A written lease or rental agreement must be signed prior to move-in.

  • Maximum occupancy limits apply per unit (e.g., 2-bedroom unit = 4 people max).

  • Tenants must comply with all building policies, including noise, smoking, and guest rules.

4. Payments

  • Rent must be paid by the due date stated in your lease.

  • Accepted payment methods include: Zelle, PayPal, CashApp, or other methods provided by management.

  • Late fees may apply if payment is not received on time.

  • Non-payment of rent may result in termination of the rental agreement and legal action.

5. Security Deposit & Fees

  • A refundable security deposit may be required depending on the lease term.

  • Damages beyond normal wear and tear will be deducted from the deposit.

  • Cleaning or key replacement fees may apply upon move-out.

6. Use of Property

Tenants agree:

  • Not to engage in illegal activity on the premises

  • Not to sublease the unit without written permission

  • Not to damage, alter, or remove property fixtures or furnishings

  • To maintain cleanliness and avoid causing disturbances to other residents

7. Maintenance & Repairs

  • Tenants must report any maintenance issues promptly.

  • Management will make reasonable efforts to address repairs in a timely manner.

  • Tenants may be held responsible for damages caused by negligence or misuse.

8. Privacy & Access

  • Management may access the unit with reasonable notice for inspections, repairs, or emergencies.

  • Tenants will be given at least 24 hours’ notice for non-emergency entry, unless otherwise stated in the lease.

9. Termination of Lease

  • Either party may terminate the lease per the agreement's notice period (e.g., 30 days).

  • Immediate termination may occur for violations such as:

    • Non-payment of rent

    • Damage to property

    • Disruptive behavior or illegal activity

​

10. Liability Disclaimer

  • Management is not liable for personal injuries, accidents, or loss/damage to personal property, unless caused by proven negligence.

  • Tenants are encouraged to carry renters’ insurance for personal belongings.

​

​

11. Rules & Policies

Tenants must comply with house rules, including:

  • No smoking indoors (designated smoking areas outside)

  • Quiet hours from 10:00 PM to 8:00 AM

  • No overnight guests without prior notice (for room rentals)

  • Use of shared amenities (laundry, common areas) must be respectful and responsible

12. Modifications

We reserve the right to update or modify these terms at any time. Any changes will be posted on our website or communicated directly to current tenants.
